# House Rules Check

> Free, unofficial line-by-line checker for short-term-rental house rules under Airbnb's house rules policy for reservations booked on or after 2026-11-20 (listing editor changed 2026-10-20). ## Policy applied (Airbnb help article 4168 + Resource Center announcement of 2026-10-20)
- Applies to reservations booked on or after 2026-11-20 (booking date, not stay date).
- 7 standard rules: maximum overnight guests, quiet hours, events, pets, smoking, commercial photography, lock up at checkout. Plus reasonable "requests".
- Rules must be disclosed in the listing's House rules and requests section before booking. No new rules later by message, signs in the home or in person.
- No separate contracts and no personal information such as government ID, except where required by law and other limited circumstances.
- Generally not allowed: tasks a cleaner would do or that take significant effort (stripping the bed, taking trash off-site, washing and putting away dishes); restricting a feature advertised in the listing (fees for advertised features must be in the price at booking; optional add-ons like breakfast may be described); fines or penalties (damage: AirCover; HOA/local-government fines: notice in the Local rules section).
- Allowed examples: dishes in the sink, gather used towels, sort trash into designated indoor bins, turn off lights/AC, optional priced add-ons, safety information. Local exceptions possible (animal-proof bins in bear country, drought shower limits).

## Japan
- 住宅宿泊事業法 art. 8 (minpaku) and 旅館業法 art. 6 (hotel, ryokan, 簡易宿所) require a guest register: minpaku = name, address, occupation, dates; 旅館業 = name, address, contact details; foreign guests without a Japan address: nationality and passport number, see the passport and keep a copy (MLIT guideline). Fits Airbnb's "required by law" exception if disclosed in Requests before booking and limited to the legal items. Never My Number, selfies or deposits.
- Art. 9: hosts must explain noise, trash and fire-prevention points (in a foreign language for foreign guests). Explanations can stay in the home; rules must be in the listing.
- MLIT guideline: minpaku trash is business waste (事業系廃棄物) the operator disposes of; guests sort it into the designated place in the home. Don't send guests to the household collection point.
