Are my Airbnb house rules still allowed?

From reservations booked on November 20, 2026, Airbnb only accepts 7 standard rules plus reasonable requests written in the listing before booking. Checkout chores, fines, on-site fees, amenity limits, ID and contracts are out, except where the law requires them. Paste your rules to see which ones to fix, with a rewrite for each.

5 of 7 rules are likely not allowed under Airbnb's new house rules policy

The policy applies to reservations booked on or after 2026-11-20 (22 days from 2026-10-29); Airbnb's listing editor already changed on 2026-10-20. Set these as standard rules: quiet hours.

  1. Likely not allowed

Please wash and put away all dishes before checkout.

Washing or putting away dishes, or running the dishwasher, is a cleaner's task. Airbnb names it as not allowed.

Try instead: Please leave used dishes in the sink. /

  2. Likely not allowed

Strip the beds and start a load of laundry.

Stripping beds, starting laundry or making beds is turnover work. Airbnb names stripping the bed as not allowed.

Try instead: Please gather used towels in the bathroom. /

  3. Likely not allowed

Take the trash out to the curb.

Taking trash off-site (to the street, a collection point or home) is named by Airbnb as not allowed. In Japan, minpaku trash is business waste the operator must dispose of (MLIT guideline), so guests shouldn't put it out at a household collection point anyway.

Try instead: Please sort trash into the labelled bins in the kitchen. /

  4. Likely not allowed

No smoking. $250 fine if you smoke.

Hosts can't impose fines or penalties on guests (this includes charges for breaking a rule). Damage is handled through AirCover / the Resolution Center.

Try instead: State the rule without a penalty, e.g. 'No smoking anywhere on the property.' Report damage through Airbnb.

  5. Likely not allowed

Late checkout fee of $50 per hour.

Hosts can't impose fines or penalties on guests (this includes charges for breaking a rule). Damage is handled through AirCover / the Resolution Center.

Try instead: State the rule without a penalty, e.g. 'No smoking anywhere on the property.' Report damage through Airbnb.

  6. Use a standard rule → Standard rule: quiet hours

    Quiet hours 10pm-8am.

Quiet hours is a standard rule. 9 also requires explaining noise rules (in a foreign language for foreign guests), so keep the explanation as information.

  7. Likely fine

Please leave used towels in the bathroom.

Light checkout requests are allowed: dishes in the sink, used towels gathered, trash sorted into indoor bins, things switched off.

House rules: questions

What changes in Airbnb house rules on November 20, 2026?

For reservations booked on or after 2026-11-20, house rules are 7 standard rules (maximum overnight guests, quiet hours, events, pets, smoking, commercial photography, lock up at checkout) plus reasonable requests. Everything must be in the listing's House rules and requests section before booking, and hosts generally can't ask for cleaner tasks, impose fines, restrict advertised amenities, require separate contracts or collect ID except where the law requires it. Airbnb changed the listing editor on 2026-10-20.

Can I still ask guests to wash the dishes or strip the beds?

Generally no. Airbnb names washing and putting away dishes, stripping the bed and taking trash off-site as examples of tasks a cleaner would do. You can still ask guests to leave dishes in the sink, gather used towels, sort trash into designated indoor bins and switch off lights and AC.

Can I charge a fine for smoking or a late checkout fee?

No fines or penalties, and that includes charges for breaking a rule. Damage goes through AirCover. If an HOA, building or local government may fine for something, give notice in the Local rules section. Mandatory fees for advertised features must be in the price shown at booking; only optional add-ons like breakfast go in requests.

Can I add rules in the house manual, on signs or by message after booking?

Not new ones. Rules count only if they were in the House rules and requests section before booking. Signs and manuals can still explain how to use things and give safety information, but they can't add rules that aren't in the listing.

I host in Japan. Can I still collect passport copies?

Yes, where the law requires it. 6) must keep a guest register, and for foreign guests without a Japan address that includes nationality and passport number with a passport copy. Airbnb allows ID collection required by law: disclose it in Requests before booking and ask only for what the law requires. Never ask for My Number, a selfie or a deposit.

Can I ask guests in Japan to take the trash to the collection point?

Better not. Airbnb doesn't allow asking guests to take trash off-site, and under the MLIT minpaku guideline the trash from a minpaku is business waste the operator must dispose of. Ask guests to sort it into the designated bins inside the home, which is allowed and which you must explain under 住宅宿泊事業法 art. 9.

Does this tool tell me what Airbnb will decide?

No. It matches your text against patterns built from Airbnb's public help article and announcement, so results are likely outcomes. Airbnb's own listing editor flags rules when you save them, and Airbnb may grant exceptions for local conditions (bear-proof bins, drought shower limits). It is not affiliated with Airbnb.

Is there a free API for AI agents?

Yes. GET https://house-rules-check.vercel.app/api/check?text=Please%20wash%20the%20dishes.%0ANo%20smoking (keyless, CORS open) or POST {"rules":["...","..."],"jurisdiction":"JP","lodging":"minpaku"}.
